   The property is located just north of the Florida/Georgia state line.  It's approx 30 minutes South from the farm to the Florida State Line. We live and work in south Florida currently and its approx 8 hours from our South Florida home to the Georgia Ranch. We spared no money in preparing this property for our retirement.  We had the entire 3 acre lake cored.  That means they go completely around the lake and dig a 20 ft deep trench and fill it with Georgia mud and pack it down with a large tracked backhoeThis seals the lake and prevents leaking or break through. The lake was built by a professional lake builder and should last several lifetimes. The lake has a large boat/sun dock and is 12 ft deep near the dock. We have maintained the lake in it's low water level this year as we are not there to use it.  This means we haven't used the well to top off the water level during the dry season. This is because we only visit the property once a year currently. It will take about two months to fill the lake with water again.
 
    We have an packed dirt road ( with grass on it) that leads from the entrance across the property to the rear near the lake where we had planned on building a house.  We have three electrical poles installed bringing full electrical services to the rear of the property.  There is also a commercial deep well with pump house.  We fill the lake with the well and this way have fresh water in the pond. We can also maintain a full lake this way by topping it off occasionally during the dryer season. The property has 75 mature Pecan trees that have produced up to 10,000 lbs of pecans in past years.  Pecan production depends on a lot of things such as the weather, rainfall, maintenance and they there are good and bad years for production.  We always get more than enough to eat and give out to friends.  To maintain full production you would have to fertilize, spray and irrigate on a regular basis and we don't.  We didn't purchase the property for the pecan income, we planned to build a retirement home there. They do produce great shade in the summer months though. We transplanted approx 50 mature oak trees (approx 30 ft tall) about five years ago into an open field on the property.  In a couple more years these will also be huge shade trees and produce lots of acorns that the deer love.
 
    The property is almost completely flat and can be mowed with a big lawn mower or small tractor. With the 75 pecan and  50 oak trees there is shade over most of the property. The property is completely fenced for horse or cattle but may need minor repairs now..  We also planted big Leland Cypress trees (looks like huge Christmas trees) along the road front and sides of the property boundary for total privacy.  There is very little traffic on the road by the front of the property as it is a county maintained dirt road approx 1/4 mile from the paved road Hwy 112..  Its about 3 miles on the paved road to the small town of Camilla to and 30 minutes from a very large city with malls, etc. There are many restaurants nearby.  The property is very private and quiet.  The rear of the property has a buffer zone of large trees that can not be removed providing more privacy.  The property to the North is a large pecan farm and we hardly ever see anyone on this property except for maintenance people working the trees.
 
    We purchased the property approx 10 years ago from a family that owned it for over 40 years.  There is no house on the property as we planned on building a nice home to retire in.  
 
    Taxes are about $400 per year and the electrical runs anywhere from $10 - $50 per month depending on how much we run the well to top off the lake.  We have leased the pecan grove ( 8 acres) to a local pecan grower on a yearly contract. The lease can be cancelled at any time and the grower will have the rights to the next crop only.

The lake will turn from blue to a gray green in the winter. The lake is fed with an underground supply that dries up occasionally requiring us to top the lake off with the well.
